Niamh Doyle leads Clark Hill’s property team in Dublin, one of the most experienced commercial property teams in the market, advising on the acquisition, disposal, and development of major commercial, industrial, and mixed-use assets. She is widely recognized for her expertise in net‑lease and long‑term commercial leasing structures, with a strong focus on assets held for stable, predictable income. She brings more than 20 years of experience advising financial institutions, developers, and investors on complex real estate and secured lending transactions. Her leadership ensures that all instructions are handled with commercial focus, precision, and accountability.

Niamh advises on the acquisition, disposal, and management of commercial, industrial, logistics, and mixed‑use properties, supporting investors through the full lifecycle of ownership. Her practice is particularly aligned with sale‑and‑leaseback transactions, investment acquisitions with in‑situ tenants, and the negotiation of long‑term Full Repairing and Insuring (FRI) leases, often forming the cornerstone of long‑duration income strategies.

She has extensive experience negotiating and structuring commercial leases across single‑asset and portfolio transactions, ensuring lease terms remain robust, enforceable, and aligned with investor risk profiles and covenant requirements. Her work regularly involves portfolio leasing strategies, tenant covenant analysis, and bespoke lease documentation tailored to regulated or operational occupiers.

Niamh also acts for leading domestic and international lenders and borrowers on secured real estate finance, including acquisition and investment funding, refinancing, restructuring, and enforcement. Her integrated real estate and finance capability ensures transactions are executed efficiently, with a consistent focus on asset protection, income security, and long‑term value preservation.
