Timothy M. Koltun's practice is comprised almost entirely of real estate transactional matters.

He has extensive experience in the sale, acquisition, development and leasing of residential, retail, office, industrial and hotel projects.  Mr. Koltun has represented  clients in complex sale/leaseback transactions involving commercial properties located in several states, and projects involving the utilization of historic tax credits and public and quasi-public funding.  He has also represented institutional lenders as well as commercial borrowers in connection with construction and permanent financing, including securitized loans.

Mr. Koltun has significant experience in forming limited liability companies and drafting and negotiating operating agreements for real estate projects.  He has substantial expertise in the negotiation and documentation of design and construction related contracts, both from a contractor’s as well as an owner’s standpoint.  Mr. Koltun has represented numerous clients with respect to attached and site condominium projects as well as traditional platted projects.

Mr. Koltun is a member of the Condominiums, PUDs and Cooperatives Committee of the Real Property Law Section of the State Bar of Michigan.  Mr. Koltun is named in Best Lawyers in America, Chambers USA America’s Leading Business Lawyers, and Super Lawyers in Michigan.
